RESIDENTIAL HOUSING
Two residential properties were acquired and purposed to provide transitional housing for at-risk and homeless families in Lubbock, TX. Families typically stay about one year while working on both financial and family stability. This second-chance housing gives a stable platform for many other accomplishments. Additionally, when available, these properties have provided temporary housing for other families, including missionaries returning home for short periods, and families needing short-term lodging for local health care or other similar reasons.
Both houses are in high demand, and as soon as we can make it ready after one tenant leaves, it is occupied very quickly. As with any house, insurance, property maintenance, and general upkeep are constant efforts. The tenants are normally required to mow the yard and keep the property cleaned up. Other repairs and issues are handled by a Property Manager.
42nd Street Foundation House – Purchased in 2012, Paid off in 2016
38th Street Foundation House – Purchased in 2017, Paid off in 2020
Working with a Licensed Professional Social Worker, at-risk families are shown how to handle a budget, how to find necessary public resources who can help them, and how to intentionally set a new path for their family. They pay a monthly occupancy fee to a property management company that is set based on their ability to pay, and that is always significantly below the market value rent on similar houses. We ask the head(s) of household to put the utilities in their name so they can build credit and learn good habits. And, in return for these things, we ask them to meet some specific targets and goals, including submitting a monthly report to the Foundation on their progress.
We’ve partnered with Family Promise, Open Door, Lubbock Impact, and other local nonprofit organizations to find homeless or at-risk families who need this time of respite to be able to improve their situation. We’ve also had word-of-mouth referrals. While not every single family that uses the housing in this way has been a complete success, they were each offered a time to catch their breath, to learn new habits and seek out new skills, and were prayed over and ministered to while in these properties.
In the long term, the Foundation wants to expand this work by purchasing or building additional residential housing and using it in the same way. We are seeking partners in that effort, namely groups or individuals who share similar dreams of helping families stay in housing and improving their future through hard work and focused effort.
